A massive adaptive reuse development in its third iteration, the project utilizes the Miami Heart Institute’s original concrete structure and pilings from both the 1920’s King Cole Hotel. The 700,000 SF of enclosed space in the existing 10-story structure allows the developer to build a standalone condominium surrounded by single family homes with unobstructed views to the ocean, downtown, and Miami Beach. Since the existing building was grandfathered in, the developer was able to leverage the area enclosed in the building to create 111 units, 15 stand-alone villas and numerous amenities.
